Builder Bridge — 30-Day Draw Advance

This is a short-term advance against an approved construction draw, bridging the gap between draw approval and lender disbursement. Flat 10% fee netted at funding. Repayment due as a single bullet payment at maturity (30 days). Extension available at 5% per 15-day period (discretionary, not guaranteed).
